Why become a
Founder?

Founders join while the Edition is being formed. Their early commitment is what lets us secure the right house and build the programme around it, rather than contracting a large block of rooms before we know who is coming — which is how most programmes are forced to work, and why they read like everyone else’s.

Founders are guests, not investors, owners or partners. What they receive for arriving early is written into the terms.

4 Founder families are already involved in shaping the Edition, and we are inviting the next three into the planning group.

    Founder families receive the lowest published adult rate of the three release stages, first access to the Edition, and priority selection of the strongest standard rooms, connecting-room options and suites.

    Founder families have a voice in the property we select, the dates, the programme and the details that decide how a week actually feels for a family.

  3. 03

    A protected structure

    The Edition is declared a GO only once the published threshold is reached. If it is not, every guest’s €500 room commitment is refunded in full under the stated terms.

The Founder Program Reserve is a temporary amount held per Founder room while the first Edition is being established. It is not part of the price of the week, it cannot exceed its disclosed maximum, and it falls as Priority enrollment grows. The €500 room commitment for Priority and Final Release rooms is a genuine payment toward the holiday — see the payment and cancellation terms below.

    The latest date by which the Edition proceeds, once five additional Priority rooms are confirmed.

The initial €500 counts toward your 25%. You may pay ahead or combine installments. A €15 bank-transfer fee applies to each incoming transfer.

Before GO

  • If KCT does not declare GO by December 15 the €500 per-room commitment is refunded
  • If the guest voluntarily withdraws before GO the €500 per-room commitment is retained

A cancellation policy that becomes more
flexible as the Edition becomes more secure.

KCT will not retain more than reasonably necessary to protect the Edition from the financial effect of a cancellation. As confirmed enrollment grows, your cancellation exposure decreases.

Occupancy is measured after giving effect to the guest’s cancellation.

If you paid ahead, any amount above the applicable cancellation retention will be refunded. If enrollment later increases enough to qualify your cancellation for a lower tier, KCT will recalculate the cancellation and refund the difference.

The minimum retention is 5% of the booking price to cover actual refund-transfer costs and any third-party costs already committed for your booking that cannot reasonably be recovered.

We strongly recommend comprehensive travel insurance for illness, force majeure, flight disruptions, military obligations, and other personal or unforeseen circumstances.

Founder and Priority families

Additional advantages
for our first 40 rooms.

  • Complimentary young children

    Children through age four staying in their parents’ room are complimentary for Founder and Priority families. No program price, food charge or KCT service charge is added for these children, subject to the hotel’s permitted room occupancy.

  • Additional guests at actual cost

    No KCT markup

    For Founder and Priority families, additional children or adults in the same room are charged only the actual incremental costs — food, hotel occupancy charges, taxes, direct program costs and other mandatory per-person expenses.

  • Upgrades at the net hotel difference

    No KCT markup

    Founder and Priority families may request suites, connecting rooms, upgraded views and premium categories, subject to availability, and pay only the hotel’s net incremental cost above the included standard room.

The families who establish the Edition receive more than an earlier rate: they receive transparent, cost-based family supplements and hotel upgrades without a KCT markup.

What is the
Founder Reserve?

The Founder Program Reserve protects the economics of launching the first Edition before the final guest count is known. It is not an additional fixed fee and it is not part of the price of the week — it is a temporary, capped amount attached to each Founder room, and it falls in three stages as the Edition fills.

    Priority Release opens. The Founder reserve is capped at approximately €1,500 per room.

    +5 Priority rooms

    The Edition is a GO. The maximum Founder reserve falls to approximately €900 per room.

  3. 03

    +8 Priority rooms

    Eight Priority rooms reserved in total — the Founder reserve is released entirely.

Any released portion of the Founder reserve is refunded or credited toward the family’s remaining balance. If the Edition is not declared a GO by December 15, 2026, every guest’s €500 room commitment is refunded in full.

Five Priority reservations are required to declare the Edition a GO.

The Founder maximum is the Edition price plus whatever reserve is currently held against the room — €8,580 + the reserve above. The price of the week does not change with enrollment; only the reserve does, and it can never exceed its disclosed maximum. Full payment and cancellation terms are published below.

What is the Founder Program Reserve?

A temporary, capped amount held per Founder room while the first Edition is being established. It is not a second charge for the holiday and it is not part of the price of the week — it falls once the Edition is a GO and is refunded or credited toward the family’s remaining balance as it is released.

Why does it exist?

It protects the economics of launching a first Edition before the final guest count is known, so that KCT can secure the property and build the programme without contracting a large block of rooms on speculation. As Priority enrollment grows, the reserve required from Founder families decreases.

What is the €500 room commitment?

The amount that reserves a room in the Priority Circle or Final Release. It is a genuine commitment toward your holiday, not an administrative fee, and it counts in full toward the first 25% payment due once the Edition is declared a GO.

When is the Edition declared a GO?

Once all 20 Founder rooms are reserved, Priority booking opens. The Edition is declared a GO as soon as five Priority rooms are reserved, and no later than December 15, 2026.

When does the Founder reserve decline?

Before GO, the Founder reserve is capped at approximately €1,500 per room. The moment the Edition is declared a GO, the maximum Founder reserve falls to approximately €900 per room, and it continues to decrease as further Priority rooms are reserved.

When is the Founder reserve released?

Once eight Priority rooms have been reserved in total, the Founder reserve is released in full.

What if the Edition is not declared a GO?

If the Edition is not declared a GO by December 15, 2026, every guest’s €500 per-room commitment is refunded in full.

How are children priced?

For Founder and Priority families, children through age four sharing their parents’ room are complimentary, subject to the hotel’s permitted occupancy. Additional children or adults in the room are charged at the actual incremental cost of their participation — food, hotel occupancy charges, taxes and direct programme costs — without a KCT profit markup.

What about suites and connecting rooms?

Founder and Priority families may request suites, connecting rooms, upgraded views and premium categories subject to availability, and pay the hotel’s net incremental cost above the included standard room, again without a KCT markup. Final Release upgrades follow the applicable Final Release pricing.

Are Founders investors?

No. Founders are guests making an early commitment to an Edition. They are not investors, owners, partners or financial backers, and they receive no share of revenue or ownership — they receive the earliest access, the lowest published rate and a voice in shaping the week.

What becomes binding, and when?

Nothing on this page is a reservation. Full written reservation, payment, cancellation and refund terms are provided before a reservation becomes binding, and a reservation is made under those written terms.
